  1. Great video- my fav when the letter expired a few days before it was issued, cracks me up every time I see it. Good point, once a letter is issued, it can be extended everytime in our experience as well =)

    First of all, thank you for your fantastic videos and for sharing your wealth of information.

    I have had several extensions on a short sale, therefore I know for a fact what you are saying is absolutely true.

    My question to you is, If my extension has expired and the buyer was unable to close will I have to start the short sale over again because I am replacing the buyer? This is what the current negotiator is telling me I have to do.

    • Anything heard from a negotiator should be held in question!

      It’s really up to what you negotiate with the bank. They all have “policy” on what to do if a Buyer is lost but I can tell you that we never start back at “point A” – we always make sure the file is worked much quicker once we have a 2nd buyer.
